1092 Palms developer bullish on Ironshore

BUILDING on the success of its 11-year-old, 11-unit residential development in Ironshore, St James, called Patterson Palms, LS Holdings now has plans to offer 1092 Palms in the same swanky neighbourhood.

Made up of 33 units spread across five three-storey buildings, the US$5-million apartment complex has a projected completion date of December 2026. There are also plans for a commercial development on the other side of Montego Bay, but that is in the very early stages.

For now the focus is on 1092 Palms, located on 1.38 acres of land a stone’s throw away from Whitter Village Shopping Mall, which is popular with middle- to upper-class locals as well as guests at the many short-term stay properties in the neighbourhood.

“1092 Palms is strategically positioned in an area that is held in extremely high regard, both locally and globally, and benefits from only a five-to-seven-minute commute to Sangster International Airport, 10 minutes to the world-renowned Doctor’s Cave Beach, Margaritaville, Lounge 2727, and numerous hot spots and attractions,” LS Holdings said when asked what makes its newest offering a good buy.

“Our primary target market includes local home buyers seeking a residence in a secure, gated community that offers convenience and a central location. We also cater to foreign buyers looking for a second home or vacation property, as well as both local and international investors interested in high-potential real estate opportunities,” developers added.

Asked why it chose now to roll out the long-awaited 1092 Palms, LS Holdings said it was simply the right time.

“People are seeking to invest in quality real estate, so [we are] simply providing a solution to meet the needs of those savvy investors,” it said.

The project is made up of one- and two-bedroom apartments. The 720-square-foot, one-bedroom flats will each have 1.5 bathrooms while the two-bedroom, 2.5-bathroom units are each 1,480 square feet. Amenities include a swimming pool, gym, generator, 24-hour security, surveillance cameras, and in-unit washer. The development will also include about 60 parking spaces — a valuable commodity.

Speaking during the ground breaking on August 15, developer Vincent Hutchins provided a bit of background on the project he has dreamed of doing for more than three decades.

“This location was in my possession for 35 years. When I was a younger person, I came here and I met Mr Joe Whitter, who inspired me a lot and encouraged me to buy this property,” he said in a JIS News report.

He anticipates that the development will be a fillip for the already highly sought after Ironshore community.

“Together, let’s create a thriving community showcasing the best of Ironshore. I look forward to the project’s positive impact and opportunities it will bring,” Hutchins said.

For his part, Mayor of Montego Bay Richard Vernon framed the project as a strong signal of investor confidence in the city’s growth and development.

“I am happy to witness the emergence of a new direction in Ironshore because you’re not just talking about apartments, you’re talking about luxury apartments, and I heard the word affordable,” Vernon said in the
JIS News report.

The 1092 Palms is made possible through LS Holdings’ partnership with Heritage Capital Shares International. Work is being done by Henan Fifth Construction Group, which is involved in numerous projects across Jamaica. These include collaborating with the National Housing Trust (NHT) on the multi-phase Mount Nelson Housing Development in Manchester, for which ground was broken on March 7 this year. It also worked on a public-private partnership with Housing Agency of Jamaica Limited on Edmund Ridge Estate Housing Development in Rhyne Park, Montego Bay.

LS Holdings is itself no stranger to the construction industry. In addition to Patterson Palms, it has also completed what it describes as a “thriving commercial project”, though it provided no further details. It refurbished Patterson Palms two years ago, giving the development a freshening up that helps it retain its image as a sought-after address.

As for upcoming projects, the developer was confident but circumspect when asked if there are plans of more to come.

“Absolutely. We plan to do a 10-unit commercial complex in the Fairfield, Montego Bay, area. Stay tuned for more details on that,” it told the Sunday Observer.
