VM targets commission earners with realtor-focused mortgage offer
VM Building Society is deepening its engagement with Jamaica’s real estate sector through a new mortgage programme tailored specifically to licensed realtors, a group long challenged by traditional lending models that struggle to accommodate variable, commission-based income.
The newly launched VMBS Realtor Mortgage Advantage offers flexible repayment options aligned to commission cycles, including monthly or quarterly payments, pre-payment options, and principal structures designed to reflect uneven cash flows. Under a special qualifying pathway, first-time homebuyers may access up to 100 per cent financing, while loans for investment or additional properties are available at up to 85 per cent loan-to-value.
The programme also includes preferential interest rates, faster internal processing, and a reduced loan processing fee of 1.5 per cent, which will apply to applications submitted up to June 30, 2026.
According to Latoya Williams, assistant vice-president for lending solutions and business services, the initiative responds to a long-standing mismatch between how realtors earn and how mortgages are typically structured.
“Licensed realtors play a critical role in enabling homeownership and property investment across Jamaica, yet many face challenges accessing traditional mortgage financing due to the variable and commission-based nature of their income. The Realtor Mortgage Advantage is specifically designed to accommodate non-traditional income schedules while maintaining our credit discipline,” Williams said in a press statement.
Beyond improving access to financing, VMBS sees the programme as part of a broader effort to strengthen its position within the real estate ecosystem and deepen long-term partnerships with realtors. The initiative builds on relationships formalised in 2017 with the launch of the Win with VM referral programme, which provides incentives to realtors who successfully refer mortgage clients to the building society.
The Realtor Mortgage Advantage was officially launched at a VMBS Realtors’ Brunch on January 23, when the society also recognised top performers in the 2025 Win with VM programme. Realtors Teresa Wilson, Shion Waisome and Omroy Salmon placed first, second and third, respectively, receiving cash awards totalling $2 million.
