BRITISH mortgage borrowers are now paying an average arrangement fee of £1,129 on fixed rate deals — a noticeably higher figure than five years ago — while the cash-back incentives that once softened the blow have quietly become less common.

Buyers fixated on the headline interest rate, industry players warned, risk missing the fuller picture of what a mortgage actually costs. Jamaican buyers face a version of the same trap, where the advertised rate is only ever part of the story.

Doing the maths behind the headline rate

“Borrowers need to do their sums to work out if paying the higher fees makes sense,” said Aaron Strutt, a mortgage broker in London. “That said, many people want the cheapest possible rate to minimise their monthly repayments.”

The tension he describes is a familiar one, between the rate that looks best on paper and the total cost once fees, valuations, and any lost cash-back are added. A slightly higher rate with a lower fee can, in some cases, work out cheaper overall than the headline-grabbing deal.

Jamaica’s own hidden costs

A Jamaican property purchase carries its own collection of costs that rarely feature in the conversation about interest rates; these include stamp duty, transfer tax, legal fees, valuation fees, and registration costs at the National Land Agency. Together these can add a substantial sum on top of the purchase price, yet many first-time buyers budget primarily around the deposit and the monthly mortgage payment, discovering the fuller bill only as closing approaches. The mortgage rate matters, but it is one line among several.

Why the comparison culture matters

In the UK, the widespread use of an all-in comparison figure, commonly known as the overall cost for comparison, has trained buyers to look past the headline rate. Jamaica’s mortgage market does not have an equivalent standard practice, which makes it harder for buyers to compare two seemingly similar loan offers on genuinely equal terms. A lower rate attached to higher fees, or a higher rate attached to a lender covering legal costs, can end up costing roughly the same amount over the life of the loan, but only a buyer who does the full calculation will know which is actually better value.

What would help Jamaican buyers compare fairly

Jamaican lenders and regulators could take a page from the UK’s practice by encouraging or requiring a clearer, standardised presentation of the total cost of a mortgage, not just the rate advertised in a brochure. Until that becomes common, the responsibility falls on buyers themselves to ask direct questions about every fee involved and to compare offers on the full picture rather than the single most visible number. A mortgage is a decade-spanning commitment, and it deserves more scrutiny than the number printed in bold on the first page.
