Park 7 Ave adds 34 apartments in MoBay

WHEN architect Robin Baston sat down to design Park 7 Ave his approach was simple. He asked himself: “Would I want to live here?”

The result is a cosy, 34-unit neighbourhood near the heart of Montego Bay. A gated community, Park 7 Ave has a distinctly modern feel and amenities property buyers have now come to expect at a certain price point: shared swimming pool and yoga deck, laundry rooms and solar water heaters for each unit, walk-in closets and showers with marble thresholds and tempered glass.

Presented in five three-storey blocks, the collection of 22 one-bedroom and 12 two-bedroom apartments has been designed with lots of open spaces so it won’t feel crowded. The one-bedroom units start at $35 million while the two-bedrooms start at $50 million.

Work began in mid-2025 and was slated to be completed by the end of last year until Hurricane Melissa decided otherwise. Now Baston and the team at Fullon Properties Ltd, the developers, say Park 7 Ave will be ready by the first quarter of next year.

“The project is now reaching roof level, with some units being a bit more advanced with tiling and internal walls under way,” Baston said in written replies to the Jamaica Observer’s Real Estate on the Rock.

His architectural firm, Robin Baston Associates (RBA), specialises in villa and resort design, commercial and retail projects, as well as house remodelling and renovations. During his 30-year career Baston has worked on projects including Long Mountain Country Club, several villas in Silver Sands, The Canadian Chancery, Imperial Optical head offices, along with Kingston Bookshop stores and offices. He is a director of 10-year-old Fullon Properties whose projects include Chatham Grove and Chatham Palms in Montego Bay, as well as Charlton Road in Kingston.

Tell me about the major players behind the development:

Robin Baston (RB): Fullon Properties Ltd was started approximately 10 years ago, and this is its fourth development. In its relatively short existence it has introduced some interesting approaches that shook up the real estate market and have had agents clamouring for more. They literally call asking, “When is the next project?” The trend of oversized address numbers and schemes known just by the address is a Fullon Properties Ltd innovation, as well as the one deposit downpayment plan, which makes it easier for people to manage their funds.

The company draws on established associations with contracted accountants; in-house architectural staff; very close partnerships with real estate agents, engineers and contractors, hence Fullon Properties Ltd has a unique business model. The company focuses on residential property development, with an eye on expanding into commercial development.

 

What makes Park 7 Ave stand out from similar projects?:

RB: What sets Park 7 Ave apart is its commitment to delivering quality design to a market that is often overlooked. While many residential developments are either geared toward the luxury market or focused primarily on maximising unit density, Park 7 Ave was conceived to provide a balance between affordability and exclusivity. A key differentiator is that the development has been shaped by an architect-led vision. That philosophy influenced every aspect of the design — from the layout of the apartments and the integration of amenities to the overall character of the development.

The project also continues Fullon Properties’ tradition of creating residential communities that are distinctive rather than formulaic. Instead of following the repetitive ‘box-style’ aesthetic commonly seen in many apartment developments, Park 7 Ave embraces a more timeless architectural expression designed to remain attractive and relevant for years to come.

Who is your target market?:

RB: Park 7 Ave is primarily targeted at young professionals, growing families, returning residents, and investors seeking a well-designed, quality residential product in Montego Bay without the premium pricing typically associated with luxury developments.

 

What makes this a good purchase?


RB: Park 7 Ave offers a rare combination of open spaces, exclusivity, and exceptional views at an accessible price point. Every unit enjoys either sea views or sweeping vistas across Montego Bay toward Westgate, Bogue and Reading, creating a unique living experience and a promise of spectacular sunsets.

Though designed to cater to a market that is not at the higher end, Park 7 Ave still achieves a desired exclusivity at a manageable selling point. The scheme is very similar to the very popular previous development by Fullon Properties Ltd — Chatham Palms, also in Montego Bay. The Chatham development not only saw a 100 per cent increase in value in only two years after completion, but was a perfect example of how good design and implementing sound construction methods can stand up to hurricanes. There was no damage to the scheme during Hurricane Melissa.
